Project: Eastcliffe on Tamaki, New Zealand

Project Description:

The proposed site is approximately 4.7 hectare in area with 390 apartments in a mixture of one, two and three bedroom apartments. The main design idea was for the project to be staged to meet demand and designed so that new construction has minimum impact on existing uses as the      stages are developed.

The building heights proposed vary from three to a maximum of five storeys, lifted, with internal community facilities to be accommodated providing social, recreational, health,administration and educational uses. The use of the five story high component is an important part of the articulation of these buildings as the stepping provides variety and visual relief to the skyline, whether viewed from within the site or from a distance.

Articulation of the building facades in this development has been achieved in a number of ways.Generous balconies to all units using a number of balustrade types, notably solid balustrading on the lower levels give the building a base. A palette of materials including painted fibrocement, coloured split face blockwork, powder coated aluminium and timber and a combination of different colour schemes help to individualise each building, while maintaining the sense of each belonging to a single development through common detail design.

Designed with club house, village green and a huge range of indoor and outdoor amenities, this development will give a sense of community and security for both the independent and assisted living retirees.
