Project: Lot 12, Kelvin Grove

Project Description:

The 1,738m² site is orientated towards the north to parkland. The development was designed with seven stories plus a partial 8th floor and comprises some 54 apartments. Three units in the complex were designed for universal access and PWD car parks allocated accordingly for these units.

The majority of the units were north facing and serviced by a double basement car park, gym, pool, spa and common area barbeque facilities on ground. A large roof top covered communal area on the north-east corner of level 8 provided distant views to Victoria Park and the city skyline.

The interface and relationship with the street and park was a major influence in the design. The units on level 1 podium effectively have their own separate entry courtyards and front entry gates accessed from the park frontage. This edge was articulated by the use of stone walls and tropical gardens and the courtyards were accessed adjacent to large water tanks. The collection of water determined the roof design and led to the expression of the downpipes and water tanks as a feature.

Sun screening was designed to both the east and west elevations in a horizontal and vertical format, coupled with cantilevered solid balustrading incorporating bi-folding aluminum shutters. Balconies to the north are wide and expansive and provide screening to the internal spaces, while providing comfortable outdoor living spaces associated with a Queensland alfresco lifestyle.
