Project: Baybreak Waterfront Apartments, Runaway Bay

Project Description:

This 4700 m² site is located on a quiet waterway of Biggera Creek, just 300m from the Broadwater - the boating haven of Surfers Paradise. With a 120 m frontage to water, 13 prestigious and generous residences have been accommodated along the frontage with exclusive access to boat mooring facilities. A further duplex dry lot is located internally to the site, again with access to their respective boat mooring facility via common access ways. Each residence has a substantial land plot linked to the title, with most having north and south facing courtyards for improved cross ventilation and solar penetration. All dwellings have 2 car parking spaces, with visitor cars located throughout the complex.

Three plan types have been used to provide both design variety and exclusivity. Scope exists to provide individual plunge pools in private courtyards, and yards are screened to create appropriate privacy. Yet communal interaction is encouraged by way of common boardwalks placed along the waters edge and adjacent to the backyards of the residences concerned. The architectural style can be best described as elegant and minimalistic, with a natural blend of complimentary materials such as coloured masonry and battened fc sheet to reflect the coastal vernacular architecture of its waterfront location. The low profile flat roofs have elegant raised balcony and clerestory portions to create extra drama and facade articulation.
