Project: Moggil Rd, Indooroopilly Project Description: This project comprised of 26 units and a sub-basement car parking for 39 vehicles, central pool and gym facilities. All level 1 units were provided with large format terraces.The site contains an area of 2,931 m² and has a 73 meter frontage to Moggill Road. Its LMR zoning allowed for a usual plot ratio of just 0.5, but 0.8 was achieved through implementation of good urban design principles and the reduction of the building mass. This was achieved by the incorporation of two building blocks on the site, separated by a landscaped breezeway. The breezeway serves the dual purpose of site access and circulation route and also housed skylight and ventilation ducts to the sub-basement. While each of the building blocks used complimentary colours and materials, this is where the similarity ended. The ‘West block’ utilised a rectilinear façade treatment with six units per floor clustered around three stairwells. The ‘East block’ utilised a curvilinear format or expanded circular quadrant, with four units per floor, accessed from a single central stair. This extra floor efficiency resulted in the developer improving on the gross sale revenues for the development. Large useable balconies are provided to encourage outdoor alfresco use to suit the Queensland lifestyle and climate. They were covered with lightweight suspended metal roof to reinforce the Queensland vernacular architecture character.
