Project Description:

The concept of a partial fourth floor afforded an increased plot ratio and in turn a higher GFA. This increased yield has meant a higher return on the developer investment.

Developed on a prime corner site in Labrador overlooking the Broadwater, this three storey walkup with partial fourth floor was designed in a way that 90% of the 91 units on site had water views and thereby achieving higher realizations for the developer and better resale opportunities for the investor.

The resulting long lengths of external walls and roof lines meant that particular attention had to be given to the articulation of these elements to achieve an outcome which complemented and enhanced the urban design.
