Project: TVS Brisbane Office, Spring Hill

Project Description:

This project converted an old commercial building into a modern office with an open layout in both horizontal & vertical dimensions.

The refurbishment added an entire new level of office space and a new mezzanine level to almost double the building area. The old roof structure was deconstructed and re-used at the new higher level. The open plan configuration integrates several voids in the floor to provide vertical connection over the 3 levels.  Custom designed plywood workstation screen/ shelf units were designed for future flexibility / recycling / re-use. An Archive room on the ground floor adjacent to the car park included a shower and bike store. A large tree was saved to offer cooling shade and enhanced visual amenity to the office and boardroom spaces.

The open nature of the office together with the skylights incorporated into the new roof allowed for maximisation of the natural day light. As a result artificial lighting is used only for a few hours per day. Energy efficient fluorescent lighting is only used when necessary. The lighting layout is zoned so that only those areas can be switched on that are being used.

The ability to open both ends of the long thin building allowed good natural ventilation and the minimisation of air conditioning use. The use of air conditioning and electricity is being closely monitored and recorded to track the benefits of the environmental features incorporated into the design.

Large balconies were provided to both sides of the office allowing staff to socialize. Vibrant colours were selected for the interior and non-toxic paint was used.

Overall, a pleasant stimulating working environment was created.
