Indigo Blue
Developed on a 3,000 sq.m. site along the Burleigh Heads Esplanade on
the Gold Coast, the building comprises of 44 No. 2 and 3 bedroom
apartments over it's 20 floor configuration. The brief called for a
range of apartments ranging from integrated beach houses on Levels 1
and 2, permanent rental/owner occupier apartments on Levels 3-16,
sub-penthouses on Levels 17-19 and penthouse on Level 20.
The transitional stepped facade allowed large terraces to be
incorporated on Levels 3, 12 and 17, which provided the dual effects of
facade softening/articulation with increased income realization to the
Developer.
The external shutter system on the balconies, protects the
building from the prevailing south-east winds, as well as giving the
occupants an outdoor living space to maximize the Queensland alfresco
lifestyle. It also provides the building with a striking design
imagery, which reinforces it's status as the new Burleigh Heads
landmark.
Some $100,000.00 was saved on the building cost by avoiding
stairwell pressurization requirement, by providing naturally vented
access corridors from the lift lobby to the external fire rated
stairwell.
The project proved very popular in the market place, with 100%
sold prior to completion and purchaser's realizing substantial capital
gains.
