55 Little Edward Street
This 5 level office building was originally designed by The TVS Partnership. 20 years later, we had the Challenge to re-invent the building and to transform it from a candy coloured eyesore, into an “A” Grade Corporate Office. The Solution was to design a new skin to disguise the old facade. We could see that the design framework was good and only needed a “Facelift”.
A combination of metal cladding, sunshades, paint colours and floor finishes achieved the goal. We saw that the long western elevation of unshaded windows was a big challenge. The heat load was making the air-conditioning struggle to maintain comfort levels and energy costs were high.
The refurbishment was an opportunity to provide a long term Solution and this sun problem provided the impetus for the design solution. Rather than just apply new finishes, we integrated various sun shading devices and cut out 70% of the sun from the west. Our design has achieved great success, with the building fully leased, the developer with a handsome profit and the street enhanced with a great looking building...WIN, WIN, WIN.
