ESD Approach for New Head Office...
The purchase of a 15 year old 3 level office building in Ann Street, Fortitude Valley began with a simple brief to give the building a quick face lift. However this brief was changed to have ESD as a central element once PMM decided that it would make an ideal headquaters for their expanding business. With an eagerness to have as many ESD elements as feasibly possible incorporated into the refurbishment and office fitout, we took a fresh look at the building and investigated the possibilities.
The main elements of the solution are sun shading devices for the western curtain wall glazing and roof terraces, a ventilated 3 storey high atrium wall, selection of materials from renewable sources and of low embodied energy, materials for the interior with low off-gassing characteristics, rainwater harvesting, waterless urinals and solar power generation. Electrical, mechanical & water savings and reduced energy running costs over the life of the building are the principle outcomes. The new building appearance and finishes have been informed by the ESD approach and have transformed the tired building into a complex essay in ESD design.
