Office Refurbishment

Brief:
In late 2003. The TVS Partnership was approached by Indigo Projects to
prepare concepts to upgrade the existing 1990's era
building. While the building was relatively young in age
(approximately 12 years) the original design embodied and architectural
expression reminiscent of the early 1980's and was perceived by many
"as the ugly" building in the immediate precinct.
Ambition:
- Both the Client and Architect were able to look beyond the
superficial elements and by using a lateral approach unlock the hidden
potential of the refurbishment. The new cutting edge design
embodied clever and economical use of new high technology materials on
a small budget.
- Part of the challenge was to ensure previously never to be leased
spaces of the building would become desirable in the
marketplace.
Solution:
- Full-utilisation of the existing pre-tensioned structural frame allowing up to 14m spans.
- Identification of oversupply of toilet facilities leading to
demolition of excessive unused services enabling previous 700sqm floor
plate to expand to a single 1400sqm floor plate.
- Cost effective manipulation of existing sun hoods and
introduction of new elements including alpolic clad blades and makralon
sun hood cladding, to create a vibrant and sleek new facade.
- Heightened sense of arrival -modifications to existing porte cochere.
- Landscaping to improve weather protection, legibility and street appeal.
Outcome:
At the projects inception the building had an occupancy of
40%. At present 2 months after completion, the building is
currently 90% leased. This project is one of several recent
highly successful commercial office refurbishments undertaken by The
TVS Partnership. TVS’s philosophy of providing quality and cost
effective architecture for its customers has once again proved itself
in the marketplace.
