Sandcastles on the Broadwater
Developed on a prime corner site in Labrador overlooking the broadwater, this three storey walkup with partial 4th floor was designed in a way that 90% of the 91 units on site had water views and thereby achieving higher realizations for the developer and better resale opportunities for the investor.
The concept of the partial 4th floor also afforded an increased plot ratio and in turn, a higher Gross Floor Area. This increased yield meant a higher return on investment.
The resulting long lengths of external walls and roof lines meant that particular attention had to be given to the articulation of these elements to achieve an outcome which complimented and enhanced the urban design.
